2018 Waterfront Update

Realogics Sotheby’s International Realty recently released waterfront stats from around the Sound, revealing what’s been happening on the Island since the start of 2018.

Stats at a Glance: January 1 to May 31, 2018

·        Average Sales Price of 1.225M

·        63 Days on Market

·        $542.43 per Square Foot

·        Highest Recorded Sale in Data Set: $6.1M

·        Lowest Recorded Sale in Data Set: $620,000

Between January and May 2018, the average sales price among the 27 waterfront homes that sold on Bainbridge Island was $1.225 million at an average of $542.43 per square foot. During this period, waterfront homes sold within just over 2 months on average, at 63 CDOM.

Looking to Kitsap Peninsula as a whole—apart from Bainbridge Island and Gig Harbor where dynamics are vastly different—there were 49 waterfront sales along the 230 miles of coastline in Kitsap County with an average sales price of just over $580,000. The highest price paid for a home was once again in Kingston, at $1,550,000, while waterfront homes in this sub-region sold within 3 months, on average.
